Time To Sell?

It’s true that when you’re selling your property, there’s a lot to think about. At Kingsmarq, we will be with you every step of the way, from your free valuation to moving day. Our property specialists work with you to optimise your property so that you can count on getting the best possible price.

Price is critical to helping you to make the most of your move, but it’s not the whole story. At Kingsmarq, we’re committed to supporting you through your move process; we’ll always be at the end of the phone, on email or pop by and see us. Every property sale is different, regardless of how many times you may have moved before. We’re in this together.

Thinking about moving…

If you’re thinking of moving – even if you’re only considering your options – then you’ll need to get an idea of the market value of your current property. That’s something we’re happy to help you with. We’ll come and visit your property and give you a free valuation. You’re under no obligation to list with us.

As well as a free valuation, we’ll give you our professional opinion on what’s happening in the property market and we’ll give you some hints and tips on what buyers are looking for.

Prepping For Market

We will advise you on what can be done to make your property stand out for all the right reasons. It’s easy to ‘live’ with things that need to be fixed or changed, but it might really make a difference to your sale if you fix them before putting it on the market.

With a team of professionals to help us, we can help you with everything from redecoration to refurbishment. We’ll also help you to understand which fixtures and fittings you’re going to be taking with you. You might want to remove these prior to our photography session so buyers aren’t disappointed to discover it’s not part of the sale.

Your prospective buyers will make their minds up from a distance – a lack of kerb appeal can prevent an enquiry from turning into a viewing. Once in the door, buyers need to see a blank canvas upon which they can paint their own lives. Decluttering and de-personalising your space will help.

Painting and Paperwork

Selling a property for the best price often comes down to a combination of painting and paperwork. What this really means is that buyers are secured by ensuring your property looks and feels good, but also by having simple-to-understand and straightforward paperwork that makes for a smooth sales process.

At Kingsmarq, we’ll help you to understand what needs to be done and when. We’ll help you understand how and when your solicitor needs to get involved. You’ll need identity documents as well as documents, such as Title Deeds, Fixtures and Fittings Forms, Planning Consent & Building Regulation as required, any warranties and any service agreement documents. You may also need paperwork relating to any leasehold.
